Yea, you're builder is gonna make at least 15% off of you.

You're a smart guy. Ask around and check reputations. If you're paying out of pocket you can get it done without rushing it. Not having to pay interest on an interim loan would be sweet, and the way to go if possible. Wouldn't have to worry about rising interest rates.

Pick a good concrete guy, and a good framer. If those 2 know their stuff, it makes it easier for every one that follows behind them...
