Debating meself, do I go back to bed, or get some most excellent coffee... I generally don't get back to sleep when it's light out, and recently got these dark Sumatran beans, good wake up coffee, bit on the strong side. And hungry, stomach don't seem to care if I got any sleep or not. A lot of not last nite...

Late mornin' check in. -6 here Mark. It's supposed to hit 16 below tonight in Algonac. I'm worried about freezing pipes. I wonder what wood frame and brick construction can take before pipes in the walls freeze up. I am looking for a solution.

Must not be in the outside walls or they'd have frozen a long time ago. Interior walls (warm on both sides) should be ok. Pipes to outside faucets should have a shut-off valve with a drain somewhere inside. I installed the kind that has the faucet valve about a foot inside the house so I don't have to worry about forgetting the inside shut-off. Attic or crawl space pipes... suspect with your normal winters, you'd have known about that a long time ago, too. Can help to let water trickle through the pipes all night when it's questionable if they might freeze. Keeping pipes from freezing ain't rocket science, lot of state/city codes are inadequate and some builders oughta be sued for damages. Or fraud, they probably knew better. Places that can hit below zero, not much you can do if pipes run through outside walls except re-plumb them inside, even insulated, the outside cold can overpower the little warmth that might get through drywall.

You probably know all this, just trying to think of things I've heard or dealt with. If you're really worried, could do what I do when I travel in winter - shut the main water off, open inside faucets (don't forget the showers) and drain as much out as you can; be pockets of water here and there, but shouldn't be any full spots in the pipes, so there'd be room for expansion. I do that in case the furnace fails for some reason, power out, whatever. Imagine the plumbing nightmare if a house dropped well below freezing. Foreclosed house on my block was left with water on, power off a few winters ago; nobody checked it till spring, pretty much had to rebuild the interior, water spraying all over when the pipes thawed.

If any of you guys want to waste 6:30 minuets of your life that you will never get back, you can watch this video. I made this Monday as the ice started to fall here. Keep in mind the only reason I'm doing this is to figure out how to use all this crap before motorcycle season starts.
