Wife and I both agreed, no HOA. Down sized to a half acre. Yard work is rough on the back

Around age 70 yard work got hard on almost everything for me. Have a lot of powered tool help, but no powered shovel, would like this one



but can only afford this one

Our last home was 3300 sq/ft and way too big for us. It was great for entertaining as most of the sq/ft-age were living areas. But for just us, we only used one living area at a time of course. Our new house is 2400 sq/ft and still bigger than we need. We love the one open concept living area/kitchen, where we spend our indoor time. I never use the den. We have 4 big bedrooms upstairs. One is a dedicated guest room that gets infrequent use Two are offices for Cheryl and I. And of course the master BR. Having BTDT with kids, I can say this house would be very comfortable for a family of 5 with a dog.

Anyway, the newer homes have really efficient floorplans. You can be comfortable in a smaller home these days, and still get a huge kitchen and 3 bathrooms, which is essential for a family of 5.

On HOAs - not a fan but we're in one. It's a double edged sword - keeps the clutter down and maintenance up. But you lose freedoms like being able to keep your junker hobby car out front on blocks until you get around to it in 20 years.

Back from surgery couple hours ago. Everything went fine. And didn’t have to wear a catheter home. Lift no more than 8lbs for the next 3 weeks. That’s about all the restrictions. Was supposed to have someone stay with me for next 24 hours. Sent daughter in law as soon as we got home. Said I got Molly to look after me.
