I just called a local company in San Antonio. They quoted $2300 but could have the door in by tomorrow and with a better opener. Not sure if it's the jackshaft but I will call again and verify. I was a little sticker shocked. But I framed in and really need to get this done.

A good example. Note that the spring is much higher. I don’t remember what is above your door.

For comparison purposes, I paid 1800 for a good insulated, double sided door, with high lift for the Annex. I installed the opener and I think it was right around 4-450 on Amazon.

Prices have skyrocketed anymore and everything costs so much more. The jackshaft opener with the door installed is $2700. The standard opener is $2300 installed. That's the door, tracks, everything. I can't install it myself so I don't have a choice but to pay it. I'm calling around but the prices are high, no matter who I talk to.

The Home Depot price was the cheapest, but the lowest quality materials too. This other one can have it installed tomorrow if I give the go ahead.

That's what we have. Two of them. I did have an issue with the security latch not disengaging. Still haven't fixed it - just unbolted it. Nice to have the battery backup too. With our frequent power outages it comes in handy.

See if you can have the plain Jane door installed with high lift tracks. You can do the opener later.
