0? +2’? Same lot, they built their house in pier and beam raised 48”.

After having a half basement I want a full basement in my next house. Didn't see many basement houses in Texas but Montana about 75% of them have em.

Guy I know built a 500K house right against a river here, I did his concrete work. That river has had 100 yr floods twice in the last decade, and neither would have got his home if it had been there, but they raised the FF limit about 18". Insurance wouldn't touch it otherwise. Between building a pad, extra sand and concrete it cost him an additional 20K just for the pad and slab.

Mike's a great dude. On a side note, when he was in HS he liked to run. He ran the mile. Not in track, just for his enjoyment. One day he was running on the track and the track coach noticed him. This was AFTER track season was over. Coach was like boy, you look fast. Let me time you. This was late 70's I believe. Mike said OK. They timed him. He never trained, just enjoyed running. He ran the mile in 4 min 10 seconds....
Coach was like Goddamn boy, do you realize if you had run on our track team you would have won the State Championship by 15 seconds?

Colleges got wind of it and Oklahoma U wanted to see Mike run. On a windy day he ran 4:15 and they offered him a Track Scholarship. He didn't care much for school, turned it down, became a Fireman and framed houses on the side and has done good for himself. Everytime I look at him it cracks me up how fast this goober could run. Never trained, just enjoyed running. That's whats called a God given talent I guess.

A breakfast pie here: eggs, sausage and potatoes O'Brien with cheese on top.

That sounds pretty good Greg. I haven't had potatoes O'Brien in forever. Can't even remember the last time.
