Congratulations Stan! We are starting to plan for a kitchen remodel including the floor. I better be careful.

Right on Greg. The truth is our current home would need siding and windows in the next one to two years, and I wasn't going to stick 25 to 30 grand into our current house with a single car garage and less than average square feet.

Since this is the TOAK, I offer the following: What I learned from 41 yrs of remodeling and fixing......1) In an old house , once you make something straight, level or plumb, you're screwed. 2) Once you make ONE thing in an area look good, you're screwed. That's all you have to know. Be warned!

Wise words! I also need a new roof, new fence, and the house needs a paint job. It will be paid off in 14 months. Then I'm sure I'll have to take out some cash to get these projects done. Though about building a 2 car garage but I wood not get the return on investment I wood want. New construction is $160 SQ ft here.

Living space. Garage is $130 SQ ft. What I wanted was about 150k. This wood not make my house worth 150k more. I'll just remodel the kitchen. Probably 20k. That I will get back.
