Never seen one Lou. Didn't know there was such a thing. If the flange hadn't have broken I wouldn't have needed to replace the one that was on it..


Although I am assured of hearing some whining, they'll just have to use the one upstairs

Tracy, my respects on the plumbing jobs, I hate doing them as well. Took care of a few of those things over at the FILs house. New wax seal on toilet led to replacing a flange because the tile guy screwed it up a few years ago. New shower trim kit led to a new mixing valve in master shower. New faucets led to sweating on new 1/4 turn valves until The Hair turned me on to Sharkbites. Still have one more faucet to replace but I'm leaving it for Mike.

 

We've tip toed around this issue long enough, it is time to get it out in the open and make a group decision.

All in favor of Russ fixing up the house #2 and keeping it so we can party there, stay overnight on road trips and generally behave like idiots and not risking damaging our own homes or have a motel/hotel bill to pay cast your ballot.

I say 'Yes'.
