The permit process protects us as homeowners. If it is inspected and found to be compliant with local building code then our insurance will cover should anything horrible happen. Otherwise, they could just tell us "You had the basement finished, but not inspected...therefor we believe that the fire/busted pipe was the result of that work" and not cover any damage.

Yeah, not looking forward to the additional taxes but want to protect myself from either bad work (He's not a Wood or a Poser, after all) or catastrophe. We've been blessed in that the market has improved here and our home value went from $278 in 2013 when we bought it to $381 now. So we are paying higher taxes already but that allowed us to get the HELOC money to get it finished.

Housing market out here is crazy. Average time on market is 3 days in my area, homes selling for more than asking price. One home was on the market for one day and sold for $30,000 more than asking price.

Pretty much the same thing here. Before we bought this one, we found about 3 others that we liked more. By the time we put an offer in they were sold!

Same thing happened to my buddy in North Denver earlier this year. By the time they toured a home, liked it enough to buy it and put in an offer, someone else had already put in an offer for more than asking price. Crazy! Good thing I am never ever moving again. Unless we hit the lottery and can build a ranch with a detached shop that is also a "Home for Wayward and Neglected Harleys"
