A few years back there were some great deals to be had in the US by Canadian buyers but you're a year or two late to the game. Worldwide the US dollar has recovered and escalated in value to values not seen since the Clinton Administration. The value of the US dollar tanked with with what amounted to legalized fraud in the US mortgage industry during the Bush Administration. Why strict regulation of industry is important to keep things honest. The exchange rate is now $1US = $1.25CDN which will make it expensive to purchase anything from the US with Canadian dollars.

Currently I would suggest looking somewhere like Montreal or Toronto that has many dealers and lots of competition. They will generally be more popular and thus more expensive in rural areas or areas with a large blue collar/industrial workforce. Avoid areas that have only one dealer or multiple dealers owned by the same person or group.
