My bigger concern is rodent infiltration.

FatJohn, not sure where you are north of Boston but I found this place in Waltham that only charges $275, seems like money well spent to me. http://www.baystatemotorcycle.com/service

Hey DF! I'm in North Reading. Kelly's, in Billerica, is offering pretty much the same thing for $299 - pickup included. Considering it.

Agreed. Cold air is dry air, warm air holds more moisture, that moisture will condense when it reaches the dew point. Elementary, my dear Watson.

I cover the family's 4 bikes in a shed placed in the shade of the north side of the house & never had rust.

I shoulda clarified, my situation slightly different. I've got an 8x10 wooden shed, that I purchased pre-built and had delivered. The gaps around the doors were large enough for the little f-ers to get in. The nested in one of my saddle bags, and in my intake. Chewed up some rags I had in the bag, and chewed holes in my rain gators, luckily that was the only damage. I'd put out 6 traps and the next morning have 3 or 4 kills. Once I put some scrap wood in the gaps to block the entrance in I've been good <knock on wood>.

I'm lucky enough/crazy enough to ride pretty much year-round so it'd be a pain to need to rodent proof my bike every day.

Put it in a garage. No heat needed. Duct tape over exhaust pipe tips..plastic bag and zip tie over air cleaner...spray entire bike with 2 cans of WD-40...old sheet as a cover. Stabil in the tank. Battery removed and brought indoors. No rust. No corrosion. Ever. Some of this stuff just ain't that hard.

Absolutely not! Been storing all my toys in unheated garages for over 50 yrs,it's all about maintainance and getting to know your prides and joys.One of my favorites is stored in a car bag,100% dry with dessicant cylinder,otherwise everything else endures the cold admirably year after year.
