just did the pull down ladder, Menards here has a aluminum one, for 8ft ceilings and its good for up to 300#'s, best price around..
don't know about the 12ft though...

Just screw a handle on the bottom of the ply piece. About a buck at Depot.

I connected two safety straps that allows me to move the piece out of the way but will prevent it from dropping more than a foot or so. I don't need to get hit or the head twice to realize something had to be done.
