RE: 10yr old bike, 3Kmi, potential problems?
As mentioned above.....if it's been sitting that long, it will need new tires, all fluids drained, better yet flushed. The grease in the bearings is fine. I guess it really depends on whether the bike was kept inside and started once in while, ridden a little every year...or if it's been sitting outside baking in the sun. My guess it's been inside, so again, tires, fluids, to include gas and carburetor. Carburetor is more than likely going to need to be rebuilt, and get a new battery. Is it an Evo bike or sporty evo?
I'd do it, if I were you.

Would you buy a bike this old with so few miles? What do I need to know to make this a good purchase? Thanks.

Check the gas tank for rust. It will not do any good to clean carb if gas tank has rust. Sometimes rust will form in the tank if it was stored for long periods with a low level of fuel. As stated above replace all fluids, tires, battery. The real questionsare what was the average time it sat between rides? Stored indoors or out and was it climate controlled? Was gas left in the carb for over a substantial time period. Are the tires dry rotted? Was it service for extended times of sitting up ( fogging cylinders to prevent corrosion. Do a compression check, the rings on the pistons may be sticking. It is all subjective to alot of what was done or was not done.
